Notes
Five-year renewable retirement residence issued by GDRFA Dubai. Both basic conditions must be met: at least 15 years of service (inside or outside the UAE) AND age 55 or over. You then satisfy ONE of two financial routes. Route (a) — property AND deposit, not either/or: real estate in the UAE worth at least AED 1,000,000 (purchase or market value, evaluated by the emirate's competent authority) TOGETHER WITH a deposit of at least AED 1,000,000, which must be transferred into a UAE financial institution within 60 days of the residency being issued unless the sum is invested in-country. That is roughly US$545,000 of committed capital in total, not US$272,000. If the property is mortgaged, a mortgaged title deed is accepted provided at least AED 1,000,000 has been paid down. Route (b) — fixed annual income of at least AED 240,000 (~US$65,350, i.e. AED 20,000/month or ~US$5,450), from any source inside or outside the UAE, evidenced by six months of bank statements. For most applicants this is the cheaper entry, since it requires no capital at all. Self-sponsored — no employer or local guarantor — and the holder can sponsor spouse and children. Zero personal income tax; no path to citizenship. (Verified word-for-word against GDRFA Dubai's Terms and Conditions, Aug 2026. The widely repeated 'AED 1M in property OR AED 1M deposit OR a combination totalling AED 1M, or AED 15,000/month income' framing does not match the published rules — and the u.ae pages that were the usual source for it are now offline.)
